Buying and selling real estate in Panama is a process that, while not difficult, requires experience and expertise to successfully consolidate it.

For this reason, there are multiple contents on digital platforms, which detail recommendations and tips to facilitate this path for owners, who due to their lack of expertise may make mistakes in consolidating the sale.

The problem with these guides is that they only reduce to superfluous details that do not realistically explain the operation of Panamanian processes. Because of this, we have prepared this article, which will realistically explain recommendations for successfully consolidating everything.

1. DECIDE IF YOU WANT TO SELL BY YOURSELF OR THROUGH A REAL ESTATE ADVISOR OR AGENCY:

Although it is true that many owners think that it is cheaper and easier to carry out the sale process on their own, this can be a risky move considering that there is a high probability of being scammed due to their inexperience; so if this option is chosen, avoid signing any document or consolidating contracts without consulting the notary.

On the other hand, opting for the advice of a real estate agent or agency may be a much more suitable option for owners who do not have knowledge of the market, however, care should be taken with the advisor or agency that is selected, taking into consideration factors such as the time you have in the market, if you identify them as an affiliate of a recognized real estate system or association and can provide enough data to demonstrate your ability to act in the current market.

2. GIVES A LOT OF IMPORTANCE TO THE NOTARY:

The public Notary is a fundamental figure in the process of buying and selling properties anywhere in the world. In Panama this plays the role of manager of the procedures for saling, being the figure that gives legal gurantee to both the seller and the buyer. Its main functions include:

a) Review the validity of the papers provided by the seller, and based on these, determine the legal capacity of the seller to dispose of the property.

b) Receive from the Public Registry of Property the respective evidences in which it is proved that the property is free of problems.

c) Calculate, collect and pay the local and federal taxes related to the sale.

d) Charges the rights of appraisals, agencies and other expenses that occur in the generation of a deed.

3. ESTABLISH A CORRECT PRICE FOR YOUR PROPERTY:

Another of the main points of a successful sale is the correct valuation of a property against the contextual characteristics and the competitive prices of the market in which it is managed; To achieve this, there are two ways to do it:

a) Through hiring of an expert in property appraisel. This establishes a price based on the value per square meter of land and other points such as the type of construction, its age and the improvements that have been made to the property.

b) Delimiting a comparative price, analyzing the sale prices that have been obtained recently, at least during the last six months of properties with similar characteristics.

4. ASSESS THE PHYSICAL STATE OF THE PROPERTY:

Although this may be one of the most common recommendations for any seller, it never hurts to remember the importance of maintaining the physical condition of the property in the purchase-sale process Some recommendations at this point are:

Clean the property before promote it up for sale.

Remove debris or trash that is near the property.

Fix the problems that the property  presents, such as cracks, leaks, damage to the pipes and paint the areas that warrant it.

5. ADVERTISE THE PROPERTY FOR SALE:

When it is listing by a property sales advisor service, real estate agents are often in charge of advertising the property to potential buyers; However, if this is not the case, some practical ways to advertise a property are:

a) Place signs on your property visible from the street.

b) Pay for ads in magazines and newspapers.
